SETTING THE STAGE
FOR FUTURE GROWTH
RP Rents, an independently owned equipment rental company based in Chicagoland, was looking for a home-base facility as their company and services expanded operations in Southeastern Wisconsin. Teaming up with Briohn, the partnership began by looking for a suitable building site for their needs.
THE CHALLENGE
RP Rents required a multi-use facility to support their operations. The requirements included office space, training rooms, and a warehouse capable of accommodating the industrial equipment for repair operations and storage, as well as a large storage lot for their industrial equipment.
Understanding these requirements, Briohn set forth on exploring land. There was a uniuqe opportunity in Genessee – a sand and gravel pit which had been used as a landfill for county highway operations and later as a composting and yard-waste disposal area for Waukesha County Public Works. Upon agreement on the location with the RP Rents team, Briohn Land Development put the entire parcel under contract in October 2023 and resolved the environmental and entitlement risk. This included adding a drilled potable well and its own on-site sanitary system, sized for industrial use.
Briohn’s in-house architectural and engineering teams then put forth several building designs that would meet RP Rent’s facility requirements. Once a design was selected, Briohn hit the ground running, delivering the completed facility in exactly 365 days after the signed contract.

THE RESULT
The end result was a brand new 75,000 SF facility, constructed with insulated precast, and designed to best support RP Rents equipment rental business. Features of the facility include twenty-six at-grade overhead doors which let machines drive straight through rather than turn around inside. The shop carries dedicated make-up air, exhaust and CO/NO2 detection so equipment can run indoors through a Wisconsin winter. A dedicated charging bank was sized so up to two hundred pieces of rental equipment can charge at once. Additionally, RP Rents now has roughly 325,000 square feet of outdoor storage space that features eight-inch fiber-reinforced concrete to park heavy equipment on a stabilized surface.
