BUILT FOR GROWTH
PPC Partners is a New Berlin holding company, employee owned, whose operating companies include
Pieper Power, which does electrical, mechanical and automation contracting, and MP Systems, which
manufactures high-pressure coolant systems, chillers and machine tool accessories. The two were sharing
space in New Berlin. MP Systems also ran a 25,000 square foot facility in East Troy, which Briohn constructed for them in 2021. Neither situation supported what PPC Partners was planning to do next.
THE CHALLENGE
Briohn Land Development put together a 10-acre site on South Executive Drive in East Troy, just a few hundred yards away from MP Systems existing facility. The site had wetlands on it. Entitling it took a conditional use permit for outdoor storage and wholesaling, a developer’s agreement recorded against the property, a letter of credit, and a stormwater easement granted to the Village for basins taking runoff off the public street. The Briohn team cleared the DNR and the Army Corps requirements, answered the Village engineer, and used a State early start to begin grading six weeks ahead of the building permit in May 2025.
The project was fast-tracked from there. Site utilities, footings and foundations ran through June. Precast set
in early July, structural steel through mid-August, roofing completed by September 10, floors poured by early
October. Framing, MEP rough-ins, sprinkler mains and drywall carried October into December. Office
finishes ran to February 2026.
THE RESULT
The end result is a 130,000 SF consolidated home with plenty of office, training, and warehousing space for two growing, employee-owned Wisconsin manufacturers. MP Systems keeps its existing East Troy facility running, so this is additive to the community rather than a shuffle within it. In July 2026 MP Systems engaged Briohn Design Group to design an employee walking path on the west side of the property. Another great feature for their employees.
